Top 20 U.S. Communities At Risk For Home Price Reductions

The risk of home price reductions across the U.S. has been triggered by the year-over-year slowdown in the appreciation rate of home prices and a decrease in housing affordability, according to the PMI Mortgage Insurance Co. The forecasts are based on PMI’s Winter 2007 Market Risk Index report that lists out the communities which face the risk of home price decrease in the forthcoming years. Several communities are at risk of home price reductions but in areas that have strong economic fundamentals such as low unemployment rates, good job growth and incomes, the risk of home price declines is much lower.

Out of 50 largest metropolitan statistical areas (MSAs), 34 have shown an increase risk of home price declines. The PMI U.S. Market Risk Index (SM) average score increased consequently from 328 to 342, raising the risk of home price decline in the next 2 years to 34.2 %. The year-over-year appreciation rate has slowed down in 43 of the 50 largest MSAs.

The risk of home price decline went up to 50 % from 18 % of last quarter in 19 MSAs with California and the Eastern Seaboard facing the most risk. Eight of these MSAs are located in California, eight in the Northeast and two in Florida.

However, most MSAs are going strong on the economic front in terms of unemployment rates and job growth with 46 out of the 50 MSAs recording employment growth. New Orleans topped the list of MSAs registering a positive job growth of 8.37 %. Only Detroit and Warren in Michigan, Cleveland in Ohio and Indianapolis in Indiana saw a slump in the job growth rate.

need dating/Karma advice!!?

Hi yahoo friends. I need an outsiders opinion..
Ive been dating this man for about 3 years on and off Im 22, hes 34.. we met at a bar when i was 19.. we never became exclusive since he was going to move to Las Vegas- which he did a year ago… for a while we just had weekly ‘encounters’ and he would come to my condo, occasionally we would go out, but it was mostly a physical relationship, and still is. I thought after he moved he would forget about me. but it actually brought us closer. however we’re still hesitant to take it to the next level since I want to finish school, and have a lot I want to accomplish before I run off and play house

In attempt to move on last year i met a guy my age and we really had a connection. unlike late night rondevues with luke this other guy, joe, and i had a something pure, something innocent budding. but we drifted apart, and Luke came back into my life.

I dont talk to Joe much at all, and we never really got to an emotional level, but I think about him every day and really miss him-

part of me feels guilty for continuing to see Luke when Joe is really the one on my mind.

dillema: do i tell them both how i feel at risk of loosing luke and scarring joe off forever?

Need to place my kitty – looking for a retired person/couple in Las Vegas Nevada how do I go about this?

I have a well-natured BEAUTIFUL female cat who I need to place in a loving and kind home. She’s very housebroken (would rather go in the litter box than go when she’s outside.) She is a homebody – will not wander if let out. She has pretty vocals and seeks attention in a gentle unobtrusive way. What’s wrong with her you ask? Nothing. My other cat beats the c*** out of her. I found Crystal one day when I came home – and my dog had her cornered (she has since forgiven him.) Bonnie has never accepted her and is now refusing to come in while Crystal and her kittens are around. She is excellent with my 3 year old nephew, but I think she needs someone who will enjoy her gentle playful nature w/o barraging her 24 hours a day with rambunctiousness (as young kids do.) I thought maybe a young teenager, but this cat is young and a teenager would soon go to college. Although she would be excellent for any cat lover, I think she would be best appreciated by a retired couple/person. Is it U?
I’m concerned about putting a free kitty ad – too many wierdo’s these days looking for free kitties for their sick and twisted schemes. I’m looking for a retired person, but Crystal is young and need someone who is not at risk of "leaving" Crystal. So my question is where are the retirement communites in Las Vegas and how do I post on their message boards?

I just missed my first mortgage payment. How long do I have before the sherif sale? Will I get a deficiency?

Here’s the full story. I bought a house in Nevada in April 2006, I was straight out of college and making pretty good money. Everyone I talked to told me to buy a house instead of renting. I trusted everyone and went ahead and did it. I bought the house with 2 loans. The first is interest only and the second is a really high interest rate with a 15 year balloon. I was told by my broker that my house would appreciate quickly and I would be able to refinance or sale in a few years.

Now for the tricky part, my fiance had to move to Oregon for school in August of 2007. I decided to do the responsible thing and stay in my house and keep my job. After a year of living alone in my house and being miserable every single day, I decided to move to Oregon as well. I knew it was going to be tricky financially, but I was willing to take the risk because I was seriously MISERABLE!

I was able to rent the house in Nevada but the mortgage is twice as much as the rent. So I loose about 00 a month. My new job makes about half of what my previous job made, and I have to rent an apartment here in Oregon. I’ve been working really hard to make it work out but it is now obvious that I can’t keep relying on my small savings to bail me out every month. I have decided to stop paying on the house because I’ve almost exhausted all of my savings and my income is not going to go up. I don’t plan on moving back into the house anyway. I honestly don’t want it anymore. I want to cut my losses.

I have perfect credit and no other debt. Not even a cent of credit card debt, no car payment, and I already paid off my school loans. I’m 26 years old. I know this is going to ruin my credit, but I feel so burned by this whole ordeal that I don’t think I’ll ever apply for any kind of loan again! I know it will take 7 years to repair my credit, I’m ok with that because I’m only 26.

So my question is: how long is it really taking banks to foreclose now days? I’m sure they are swamped, I read that 1 in 74 homes in Nevada is in foreclosure. Also, how likely is it that I’ll get sued for a deficiency judgment. Like I said before, I have no debt but I also have no assets so I’m not worried about anything but getting my wages garnished.

I should also mention that the house has lost 0,000 in value.

Thinking about buying property in vegas and taking out a second mortgage?

I am currently deployed to iraq and Im saving up money to invest in either the stock market or property in vegas (since I go there a lot, and it seems to be the foreclosure capital right now). I want to get a really good deal on some property and have a lot of money saved up. I currently own a house in Austin, TX and I want to buy a second property in the Las Vegas area. Can anyone give me some good advice on this. I have a steady income and no risk of losing my job. I made about ,000 this year most of which is tax free since im in a combat zone, and will make about ,000 next year. I was thinking either a condo or a house there. thanks
