			<content:encoded><![CDATA[<p>I live in Los Angeles. I put a rental condo for up for short sale in Las Vegas. It was vacant and a realtor put a lock box on it to list it. I checked on it recently and the lock box was gone and five people were living there. They said they had a paid 6 month lease and produced a lease document with my name. It was a bogus document and didn&#8217;t even have my signature. They said they got it off of Craigslist and there was even a phone number to call. When I called an automatic answering service answers with my name in a female voice but no reply. I called police who showed up. After talking to the police I gave them three days to get out but they did not move out. Since I never signed a document or received money I feel they are trespassing on my property and I can throw them out. Can I go to the unit with a locksmith, change locks and remove their belongings to the street? They don&#8217;t look like they have much money to pay six months and they were paying a higher than market rate. They acted as if they had been scammed but I&#8217;m starting to beleive they were part of the scam.</p>

			<content:encoded><![CDATA[<p>The contract date was 01/26/2010 for the purchase of a home I was seeking. I received a denail letter from BOA on 02/07/2010 that was dated on 02/01/2010. The seller is claiming she wants 50% of my escrow deposit because I didn&#8217;t get the lettter to the realtor in time, but most importanly to her anyway is that she packed up all her stuff to move to las vegas and now that the deal is not going down she is unwittingly not signing the release for my escrow deposit of ,000.00. I have not received any calls from anyone and am being left in the dark! I&#8217;, a first timer and need some direction as to what I should do. All answers will be read and if there&#8217;s any lawyers who are willing to write a letter or two to the seller for a hundredd bucks or so. Please let me know. Thanks to all in advance!</p>

We cannot afford to sell our home paying the full 6% commission.  Are there Realtors willing to cut their commission if they represent us when we purchase our new home?  We have our new home pretty much picked out online we just need a Realtor to take us to the models.<br />
Also&#8230;.how bad is the market in Vegas?<br />
We have a 5 bedroom 3 bath about 2200 sqft, pool size yard, landscaped front and back, tile/carpet, oak railings (no pony walls), Lamplight home in a gated community.  Does anyone have any idea what we can realistically expect to get for our home?  Thank you.<br />
Jerrold J do you have substance abuse or anger management problem?  Your answer was completely erratic.  It made no sense, you were spewing unintelligible and bitter words with no meaning.  Why so angry?  Not that it matters to you but we have lived in Vegas for 6 years in the same house that we purchased for 9,000.  So no we did not spend more than 0,000.  I would consider a career change if I was you, &quot;investing&quot; doesn&#8217;t seem to make you very happy.  In fact you sound downright enraged.  Remember the golden rule and you will be a much happier person!</p>

<p>The realtor showed me a 5.7% good faith estimate rate before I signed the Purchased Agreement, but when I got the Loan Application package, good faith estimate rate was 6.750.</p>
<p>I am afraid that my rate would go higher when I close. </p>

She told us that the listing agent said ours was the higher offer. Both offers were submitted to the bank (it&#8217;s a foreclosure property) today. What are the odds that ours will be selected? AND, does a bank have to counter BOTH offers? Or just the better one. In other words, how does a bank determine which offer is better????<br />
We&#8217;re pre-approved. We have k liquid reserves.</p>

			<content:encoded><![CDATA[<p>I have a house in Las Vegas that I have been trying to sell for almost a year.  The house is in a great location and is in immaculent condition being only two years ago.  My agent found a family who did qualify a mortage, but since they were financing at 100%, did&#8217;nt like the rate.  This was Christmas time 2006.  Well, they&#8217;ve turned out to be horrible tenants.The rent is either late or the checks bounce. My realtor, at the time said she would not collect fees until the house closed. Yes, this is part of the contract that is signed. Between January 2007 and now, this realtor has done very little in regards to property management. She has helped us out when the tenants&#8217; dog, they lied to us when we asked if they had  pets, tore up landscaping.  The dog also scared the pool guy, and the realtor helped me find another one.  Business is slow for my realtor and my tenants contract is due to expire soon. Realtor wants one months rent plus a monthly fee for service. Should we bite?</p>
