Can I purchase a home in another state but not live in the home?

I live in Hawaii and want to buy a house in Las Vegas for a getaway vacation home. Which lender should I use? Is there low down payment options? My credit is decent and I’ve been prequalified for a home here, but its too expensive. Would I qualify for the 00 tax credit? I’m working with a realtor in Vegas over the phone and internet, I plan to fly up there to look at some homes in about a month. What do I need to do before I get there?
My plan is to purchase the house, not rent it out, live here to work, go there to play. Would this still be considered investment property? Even though I don’t own a home anywhere?

My landlord wants to break my lease two days before I move in. Is this actually legal?

I am moving from Las Vegas to Texas. I signed a lease agreement and paid a security deposit in early July for move in on August 1st. The contract, prepared and signed by the rental company stated that the first month’s rent was due on or before August 31. They decided to call me yesterday (7/29) to figure out when I would be in Texas to get the keys and said they would get the first month’s rent check then. I informed them that our signed agreement stated first month’s rent was due at the end of August. They proceeded to say that the contract was wrong (even though it is signed by both parties) and that I would not get the keys until the rent was paid. I am paying for movers to take my things across country and had budgeted my money based on the date stated in our contract. They refused to work with me, even when I tried to offer August 18th as the date I could pay and have now verbally informed my realtor that they wish to cancel the contract. Is it legal for them to cancel a signed lease agreement one day (because I would be getting written notice tomorrow, 7/31) before the commencement date? What, if any, legal recourse would I have in this case. I am now faced with having to put my family (wife and two kids) in a hotel once we arrive to Texas and find a new rental property as quickly as possible.

Renting, possible foreclose from landlord?

I am renting a condo and just found out landlord is doing a short sale. I paid her 1st and last month rent. I also stop paying due to no contact with landlord. She is missing in action. A realtor came by to say she is doing a short sale. What does that mean to me? How long could bank take to solve this situation in Las Vegas, NV? Could the landlord also sue me for back rent even though she is not paying?

Squatters moved in my condo I am selling. Can I throw them out?

I live in Los Angeles. I put a rental condo for up for short sale in Las Vegas. It was vacant and a realtor put a lock box on it to list it. I checked on it recently and the lock box was gone and five people were living there. They said they had a paid 6 month lease and produced a lease document with my name. It was a bogus document and didn’t even have my signature. They said they got it off of Craigslist and there was even a phone number to call. When I called an automatic answering service answers with my name in a female voice but no reply. I called police who showed up. After talking to the police I gave them three days to get out but they did not move out. Since I never signed a document or received money I feel they are trespassing on my property and I can throw them out. Can I go to the unit with a locksmith, change locks and remove their belongings to the street? They don’t look like they have much money to pay six months and they were paying a higher than market rate. They acted as if they had been scammed but I’m starting to beleive they were part of the scam.
