Realtor in Las Vegas?

We are thinking about selling our home in the 89131 zip code. We are hoping to also buy a new home in the northwest. We cannot afford to sell our home paying the full 6% commission. Are there Realtors willing to cut their commission if they represent us when we purchase our new home? We have our new home pretty much picked out online we just need a Realtor to take us to the models.
Also….how bad is the market in Vegas?
We have a 5 bedroom 3 bath about 2200 sqft, pool size yard, landscaped front and back, tile/carpet, oak railings (no pony walls), Lamplight home in a gated community. Does anyone have any idea what we can realistically expect to get for our home? Thank you.
Jerrold J do you have substance abuse or anger management problem? Your answer was completely erratic. It made no sense, you were spewing unintelligible and bitter words with no meaning. Why so angry? Not that it matters to you but we have lived in Vegas for 6 years in the same house that we purchased for 9,000. So no we did not spend more than 0,000. I would consider a career change if I was you, "investing" doesn’t seem to make you very happy. In fact you sound downright enraged. Remember the golden rule and you will be a much happier person!

Not happy with interest rate on Closing, Can I still get another Loan from another company?

I am a first time homebuyer. Is this a good deal?

Selling Price: 2,000 House on Lennar – Las Vegas, NV
Benefits:
Seller will pay 3% Down Payment: roughly 00
Seller will pay Closing Costs up to 000
Seller will also pay 2-1 Buydown (1st year: 2% less, 2nd year: 1% less, 3rd year-30th year: fixed): roughly 5700
Seller will also pay 2points Buydown: 00
There was also a 00 Lot Premium discount (from 00 to 0)

Closing: Oct 20ish 2008.

The loan will be in thru a 30 year FHA Fixed Loan.

I signed the Purchase Agreement Contract, opened the escrow with 00 deposit, signed the Initial Loan Application.
The house and loan is thru the same company. Lennar & UAMC.

The realtor showed me a 5.7% good faith estimate rate before I signed the Purchased Agreement, but when I got the Loan Application package, good faith estimate rate was 6.750.

I am afraid that my rate would go higher when I close.

Can I still get another loan from another company on time of closing

What do banks look for when comparing more than one home offer?

My husband and I put an offer in on a place her in the Vegas area and learned from our realtor that there was one other offer put in around the same time. She told us that the listing agent said ours was the higher offer. Both offers were submitted to the bank (it’s a foreclosure property) today. What are the odds that ours will be selected? AND, does a bank have to counter BOTH offers? Or just the better one. In other words, how does a bank determine which offer is better????

question about realtors and renting homes?

I have a house in Las Vegas that I have been trying to sell for almost a year. The house is in a great location and is in immaculent condition being only two years ago. My agent found a family who did qualify a mortage, but since they were financing at 100%, did’nt like the rate. This was Christmas time 2006. Well, they’ve turned out to be horrible tenants.The rent is either late or the checks bounce. My realtor, at the time said she would not collect fees until the house closed. Yes, this is part of the contract that is signed. Between January 2007 and now, this realtor has done very little in regards to property management. She has helped us out when the tenants’ dog, they lied to us when we asked if they had pets, tore up landscaping. The dog also scared the pool guy, and the realtor helped me find another one. Business is slow for my realtor and my tenants contract is due to expire soon. Realtor wants one months rent plus a monthly fee for service. Should we bite?

Realtor vs Homebuilder agent??

Do I need to prequalify from another bank to purchase a home that is selling a house that I am wanting to buy?

I am pre approved already by my bank. The realtor I have chosen stated if I do decide to purchase a house some of the homes that are being sold by other banks such as Wells Fargo will need for me to pre qualify with them too. Is this true? This is in Las Vegas if it makes a difference. Please help I am a first time home buyer.

Will I get 1099′d for my foreclosure?

I will be filing a Virginia tax return this year but the property is in Nevada.
The house getting foreclosed on is in Nevada. I lost my job there and moved to Virginia in December of 2008. My Realtor trying to sell the house tells me I wont get a 1099 if its sold as a short sale and I will get 1099′d if it gets foreclosed. Is she telling the truth?

Can I get out of a Buyer Broker Agreement if my wife signed my name and her's on the contract?

This is in Las Vegas. I was with the realtor and he gave my wife paper work to fill and sign as we discussed property information. Is that legal? We received copies after we left and I started to read what was signed and I am sure if I read this before I would have never ever agreed to this!
