Realtor in Las Vegas?
We are thinking about selling our home in the 89131 zip code. We are hoping to also buy a new home in the northwest. We cannot afford to sell our home paying the full 6% commission. Are there Realtors willing to cut their commission if they represent us when we purchase our new home? We have our new home pretty much picked out online we just need a Realtor to take us to the models.
Also….how bad is the market in Vegas?
We have a 5 bedroom 3 bath about 2200 sqft, pool size yard, landscaped front and back, tile/carpet, oak railings (no pony walls), Lamplight home in a gated community. Does anyone have any idea what we can realistically expect to get for our home? Thank you.
Jerrold J do you have substance abuse or anger management problem? Your answer was completely erratic. It made no sense, you were spewing unintelligible and bitter words with no meaning. Why so angry? Not that it matters to you but we have lived in Vegas for 6 years in the same house that we purchased for 9,000. So no we did not spend more than 0,000. I would consider a career change if I was you, "investing" doesn’t seem to make you very happy. In fact you sound downright enraged. Remember the golden rule and you will be a much happier person!

Try http://www.zillow.com. Thats a good place to go for a guideline. Seattle is still a hot market.. Dont expect any bargains. Also expect that the inventory in Las Vegas is huge and your sell time is going to be LOOOOOOOOOONG. Why not lease it out and wait till the market gets better? There are a ton of 95 -97 percent purchase programs.. why not give that a shot if you can swing the payment?

I live in Vegas and do mortgages. I have a couple of realtors who I have worked with for a few years and I know they would be happy to look at what they can do for you.
You are smart for wanting a realtor to take you to the models. Especially since you don’t pay them when buying!

Zillow isn’t accurate about much, don’t rely on it.
Your Realtor in Vegas cannot represent you on your transaction in the PacNW unless they are licensed there. What they can do is refer you to someone who is licensed in the state you are considering.
I wa just in Vegas last month, lots and lots of for sale signs.

Good Realtors are willing to cut their commission. Great Realtors are willing to negotiate and help their clients in anyway they can.
I can point you to the right direction. I am from Austin Texas but I have a network of Certified Residential Specialist that can walk you though selling and buying your new home.
Please DO NOT believe the data in Zillow. The only accurate market data you can have is the one from your local agent.
To get a good picture of how the market is doing in your area (or subdivision) is to ask the following questions:
1. How many months of inventory do you have in your market right now.
2. What is the Realtor’s marketing strategy- it is very important that your home will be exposed to as much buyer as possible and on your part, the home should always be available for showing if an interested buyer wanted to view it.
3. Ask for active comparable listings in your subdivision.
4. What are the sold comparable in your area for the last 90, 60 and 30 days. – these are the amount that buyers are willing to pay for a home similar to yours.
5. Please bare in mind that the buyers will not pay any more for your home than the comparable home across the street is sold for- unless it is a really hot area.
